Renting and buying property in Colombia

Inspect the property, understand the contract and verify ownership before paying a deposit or committing to a purchase.

Rent first or buy immediately?

A short, reversible stay lets you test a neighborhood before accepting a long commitment. Visit at the hours you would actually be home. Check noise, water pressure, ventilation, internet availability, building access and the trip to work, school or medical care.

For a purchase, hire an independent Colombian lawyer whose responsibility is to you, not only to the seller or broker. Buying property is not an automatic grant of immigration status; evaluate any visa route separately.

Before signing a rental contract

  • Confirm who owns the property or has authority to rent it.
  • Get the full rent, administration charge, utilities, deposits or guarantees, and exit terms in writing.
  • Check whether the advertised furnishings, parking, internet and pet permission are included.
  • Record condition and the inventory at handover, including existing damage.
  • Ask who handles repairs, how to report them and what the lease says about notice.

Have unfamiliar Spanish terms explained before signing. Avoid sending money because a listing claims several other people are about to take the apartment. Verify payment details independently.

Before buying

The Superintendencia de Notariado y Registro provides the certificado de tradición y libertad, a key record of a property's registered legal history. Have your lawyer obtain and interpret current records and check the seller's identity, encumbrances, ownership history and the transaction documents.

Ask about building rules, unpaid charges, taxes, permits, boundaries and any intended rental use. A notarial appointment does not replace independent due diligence. For an off-plan purchase, investigate the developer, contractual protections, payment structure and completion risk.

Budget beyond the advertised price

Request a written transaction-cost estimate and an explanation of the funds-transfer process. Allow for legal advice, applicable taxes and registration, repairs, administration and ongoing maintenance. Do not rely on a promised rental yield or assume short-term letting is permitted.
